Founder, Caleb Roope, has managed the development and construction of over 150 multifamily communities, charter schools, and special projects—forging relationships along the way. Caleb holds the philosophy that successful development requires the skills and actions of capable people in every sector of the industry—from nonprofit organizations and local governments to private investors and lending institutions. This “partnership approach” has served The Pacific Companies well over the years and is one of the primary reasons that Caleb and his team are able to plan, develop, and construct over 25 projects at any given time.

About Pacific West Communities
Pacific West Communities, Inc. (PWC) is a real estate and financing firm specializing in the development and ownership of multifamily and senior citizen housing in California, Arizona, New Mexico, Utah, Oregon, Montana, North Dakota, Idaho, Nevada, Colorado, Washington, and Wyoming.

PWC employs specialty project management staff to coordinate the development activities associated with multifamily properties. The project management team coordinates the work of architects, engineers, infrastructure service providers, and contractors in order to ensure developments promptly complete the entitlement processes in accordance with strict timeframes governed by financing, weather, and local requirements. The project management team views the planning and entitlement process as a partnership with local government so that all staff and local elected leaders are satisfied with PWC’s residential communities.

The ultimate success of any real estate venture rests not only in its ability to be completed on time and within budget, but also in its long-term economic performance and acceptance within a community. PWC employs staff in its asset management division who are exclusively committed to meeting these objectives. We visit properties on a quarterly basis at a minimum, with significant attention devoted to each community’s maintenance and appearance. The same level of excellence that we apply to physical condition is also applied to those seeking residency and to our on-site management teams.

About Pacific West Architecture
Pacific West Architecture (PWA) provides the architectural and engineering components of The Pacific Companies' development process with a special emphasis on multifamily and single family housing. Collectively, PWA’s team has been responsible for the design of over 150 developments consisting of over 3,000 units.

Principal and architect, Doug Gibson, is licensed in many western states and works closely with dozens of civil engineering firms to create integrated design programs that produce superior communities.

To complement the attractive design of each unit, amenities are added for greater resident engagement such as pool/spa areas, children’s playgrounds, basketball courts, computer learning centers, fitness centers, and community centers.

The philosophy of PWA is to embrace local architectural preferences, while designing facilities that are cost effective to construct and maintain, energy efficient to operate, responsive to environmental and site conditions, and aesthetically pleasing within the natural landscape.

About Pacific Partners Residential

Pacific Partners Residential, Inc. is a real estate and financing firm specializing in the development and ownership of market-rate, multifamily housing—primarily in secondary and tertiary markets where TPC has an extensive history of executing complex and profitable projects. Pacific Partners Residential (PPR) produces assets in concert with TPC’s complementary development firms—Pacific West Communities and Strategic Growth Partners.

PPR focuses on new construction multifamily projects ranging generally from 75-200 units. Director, Dean Martin, identifies and executes select projects that he assesses will be uniquely profitable and suited to The Pacific Companies’ mission and expertise, including opportunities nested in markets where TPC has substantial development experience and subcontracting relationships, stalled or struggling projects that can benefit significantly from our fully integrated project management approach, and challenging infill opportunities that call for our well-honed skills navigating local politics, planning departments, and neighborhood acceptance.

Prudence is priority one for the PPR team. Projects are thoroughly assessed prior to any substantial investment. Each is evaluated by in-house architecture, development, finance, construction, and asset management staff to evaluate feasibility in terms of location, constructability, architecture/engineering, legal, supply/demand, marketing, and finance. PPR completes this assessment then moves forward with confidence.

PPR is a key component of TPC’s strategic plan, building on TPC’s core competencies and expertise, producing high marginal utility projects and a diversification that strengthens and enhances TPC’s enterprise value overall.
